NOTICE OF TRUSTEE'S SALE

WHEREAS, Jamie Frazier and Nancy Frazier, a married couple, by their Deed of Trust dated July 23, 2021, and recorded July 28, 2021, in the office of the recorder of deeds for Howell County, Missouri, in Howell County Imaging System Instrument No. 2021R4153, conveyed to George "Chrys" Fisher, Trustee, the following described property located in Howell County, Missouri:

A part of the Northeast Quarter of the Southwest Quarter of Section 5, Township 27 North, Range 7 West, which is described as beginning on the Easterly right-of-way line of Highway Route Y, 26 rods North of the South line of said Northeast Quarter of the Southwest Quarter of Section 5, Township 27 North, Range 7 West for a true point of beginning, thence East 48 rods; thence Northerly 10 rods parallel to the East line of Highway Y; thence West 48 rods to said right-of-way line and thence Southerly 10 rods to the point of beginning.

(Commonly known as 222 State Route Y, Mountain View, MO 65548.)

which conveyance was made in trust to secure the payment of one promissory note in said Deed of Trust described; and

WHEREAS, said deed of trust authorizes and empowers the holder to appoint a successor trustee; and

WHEREAS, an Appointment of Successor Trustee was recorded on September 28, 2026, as Instrument No. 2026R4301 of the Howell County, Missouri real estate records, wherein Deedra L. Nicholson was appointed as Successor Trustee; and

WHEREAS, default was made and still continues in the payment of said note;

NOW THEREFORE, I, Deedra L. Nicholson, Successor Trustee, will sell the above-described real estate at public sale, to the highest bidder for cash, at the East front door of the Howell County Courthouse, in the City of West Plains, Howell County, Missouri, on Tuesday, November 3, 2026 at 1:00 p.m., for the purpose of satisfying said indebtedness and the cost of executing this trust.
