Missouri home prices rise in August despite dip in sales volume

Missouri’s real estate market saw rising residential sales prices in August, though total dollar volume dipped compared to the previous month, according to a new report from Missouri Realtors.

The association’s August 2026 Market Statistics Report indicates 6,720 residential properties were sold across the state during the month.

Prices maintained an upward trajectory compared to the previous year. The median sales price for a home in Missouri reached $299,900, a 7.1% increase compared to August 2025. The average residential sale price also increased, climbing 6.5% to $361,854.

Despite the higher prices, total dollar volume generated by residential sales saw a decline from the previous month. The market generated more than $2.4 billion in August, representing a 10% decrease compared to the $2.7 billion generated in July. However, August's volume still marked a slight 0.7% increase compared to the same time last year.

The report also cited financing trends from the Federal Reserve Bank of St. Louis. The average 30-year fixed mortgage interest rate for August was 6.66%. Rates have climbed higher heading into the fall, sitting at 7.03% as of Sept. 24.
